What is a home measurement or floorplan service?

A measurement service is just what it sounds like: Based on what you need, an appraiser will measure the home's dimensions and area, then draw a basic or highly detailed floorplan. The appraiser's report and floorplan is a document that can be used to prove an accurate Gross Living Area (GLA), the total livable space, of your home. These services are useful and often necessary when disputing property taxes or selling a property.

How do home measurement services work?

During a measurement or floorplan service, a certified appraiser takes measurements of your home with a measuring tool — generally a tape measure or laser measuring device. As they walk the house, they notate the layout of the rooms and other features, like stairs, hallways, and fireplaces. They may sketch out the property. Then, the appraiser types up a report and a more detailed floorplan showing the total living area of the house and the general layout. The finished product is a document that can be used to prove certain details about your property — like the Gross Living Area (GLA) — on tax documents, home listings, and more.

When is a home measurement or floorplan service necessary?

Challenging real estate taxes

Property tax records frequently reflect incorrect square footage because the values can come from several sources, and occasionally go unproven — meaning you may be paying for more space than you have! Unless an appraiser has executed a recent valuation or measurement service on your property (after any updating that may have affected square footage), you'll need an appraiser to perform a measurement service before challenging your taxes. An appraiser determines the accurate Gross Living Area (GLA) of your property so your taxes reflect your actual square footage — and you can stop overpaying.

Putting a property up for sale

A measurement service can ensure that you're paid fair market value for your property. Area is one of the biggest elements potential buyers examine when purchasing a house — but since square footage values are frequently estimated rather than properly measured, your home listing may show less Gross Living Area (GLA) than it actually has. An inaccurate GLA not only decreases the potential selling price for your property, but possibly even the number of interested buyers. The only reliable method of using an accurate GLA when listing your property is to reference a recent appraisal or home measurement service performed by a certified appraiser (after any remodeling that may have affected square footage).

For agents

To make sure that your client's property sells at a price that correctly reflects market value, we suggest seeking a floorplan service for the property. Clients, and potential buyers, will be grateful for your eye for detail, and you can be confident in knowing the GLA on your client's listing is a true representation of their home. A floorplan can also be a great marketing tool for getting potential buyers interested because they can review the layout and attributes of the home before and after a tour.
